My family owns the real deal private beach front property. I looked into going rates and we could easily get $1000-2000 a night on arib-n-b depending on time of year. This is actually why hotels will require guests staying for months to formally check out once a month and then formally check back in. It's so that the legal distinction is made that the person is a guest there and not living there.

In many places if you buy groceries for the people letting you crash on their couch thats considered paying rent and triggers a shitload of renter laws.. Or if your girlfriend moves in and you break up you cant just kick her out.
If someone who you rented to refuses to leave and you call the cops they will show up and tell you its a civil matter. All the deadbeat has to do is show proof that you allowed them in and they paid you compensation.
Hotels are permitted, licensed, and operate under strict regulations. You can't compare them to some fool who installed the ABB app on his phone.

If you are looking to rent, they ask you to upload a State ID/Driver's License when you make your profile. Then of course they collect your billing/credit card info to book the rooms.
So essentially the AirBnB platform has identifing information of each guest who uses their service. I'm not sure if the home owner's have access to any of this info though. By looking at their new policies I'm guessing they don't. Because of discrimination and all.
