I've thought of it, the climate is similar but kind of inverse in a way, it almost gets warm as opposed to almost getting cold, but the minimum temperatures would be the same. I'm open to ideas.

You have the right idea, I was looking for 30 acres as a minimum, but that was before the idea of including anons in the project. Ideal would be that much with potential room to expand, and ideal ideal would be to have both butted up against public land that we could simply walk to for hunting/enjoyment purposes.
Tennessee is fairly lax about zoning codes etc, and temporary agricultural housing is more lax than normal housing iirc. I understand what you mean about building it and not having to become a full farming community off the bat, that's how it would work in practice; that being said, farming in a creative manner, direct to market farming is what I would do as a hobby if I was retired however, and I have lots and lots of experience doing it in a very creative, efficient, and enjoyable manner, so we'll at least have a couple acres ready to grow fall crops for us this year and a few more than that for market crops next year if we get on the ball with it. BTW, I know how to eat *much* cheaper than ramen noodles, 50 lbs of bulk potatoes cost 10 bucks here for example. The food ain't the issue, and I know the way.
Sorry, was asleep. It theoretically could be possible, I've thought about having pit greenhouses for fallout protection usage before. Really, in practice, it being worth our time to do is a lot different thing than being profitable to do to sell for market purposes.
Very true, that being said, if we had some sort of comfortable underground structure, and pit greenhouses connected to said underground structure, and ideally a decent amount of preserved food, we'd be 100% fine in any situation. I'm not as scared of fallout as people tend to be, as I have a giant stock of iodine and I'm willing to eat lots of potatoes since that's the highest calorie per area of land crop in a possible nuclear winter type situation.
Seconded being near a creek, I can do fucking magic when it comes to water collection in reference to permaculture, that being said, having existing groundwater means that it'll be that much easier.

I'll have lots of room for folks growing tomatoes at least, in a couple of years when the late blight starts becoming early, we'll be the only game in town when it comes to actually decent tasting tomatoes, so we'll have room for that.

Maximum price for the easiest loan is 300k, maximum price for the biggest land loan I can get through the USDA is 1.6 million iirc. Ideally it would be as cheap as possible to start, as we can always buy more land.
I've gotten a lot of those in progress already, I got all the knowledge I would need, and everything to get set up initially except bulk soil amendment and bulk seed. Really, the absolute most helpful thing anyone could do for my project is to spam out plots of land for consideration tbh.

Correction, all farmland that is suitable for jewish nigger monsanto farming is already taken. It's easy as fuck to grow extremely high yields of very nutritious food on what is considered "marginal" land, as long as you are willing to work as hard as our ancestors living on the foothills of the alps.
I could theoretically do it, parking would be almost more problem than finding the land.
