I have lived in my town for over a decade and rents on a 1 bedroom have varied from $450/month+utilities to $700/month+utilities, every time rents reach $700 from demand glut it spurs a wave of housing construction and costs go down again, no big deal.

Minimum wage at excessive population only inflates the economy because you have a high amount of people times the increased minimum wage, that way a lot of money goes around and is spent on working class products which increases the demand and makes them higher. But it doesn't work that way if the increased wage is achieved naturally. If it's the same amount of people but they make more money, you have not only the same amount of money in that partial market, but also some of that money gets spend on more expensive products, which means if anything the prices of low quality mass products go down, not up.
