Those shorts and demos are most likely done by a different studio. Most, if not all, of hollywood movies use the same studio for their CG. This makes it obvious which movies they do because they all use the same type of shots.
Industrial Light and Magic does a huge chunk of CG for action movies.

The entire point of video game engines is to be able to create complex games while alleviating man hours spent on programming costs.
